Lovely, large, traditional stone farmhouse situated on a private 90 hectare estate close to Carcassonne.

The spacious property, fully air-conditioned, has been fully renovated to offer high quality interior and exterior; many original features include exposed stone walls and beamed ceilings. High standard of fixtures, fittings and furnishings.

Ground floor, split level living accommodation comprises fully equipped farmhouse-style kitchen, dining and living room with TV and DVD.

Three first floor bedrooms and family bathroom with roll-top tub and separate shower.
The fourth bedroom is in the wonderful, full-size original gypsy caravan in the garden. Good size double bedroom and living area (see photos). Bathroom facilities pool-side.

Large Mediterranean garden with lawns, olive trees and plants and flowers. Fully-fenced lake.

Private pool 10 x 5m with sun terrace and loungers.

Local village of St Papoul, 5 min with grocery shop, bakery and café bar.
Nearest restaurant, 5 min drive. Also, Chateau restaurant 20 min walk.

Carcassonne (30 min) has something for all the family. The fortified city is the obvious main attraction. Many restaurants, cafés and bars and artisan shops. Guided tours of the ramparts and castle and lots of cultural events including fireworks and medieval spectaculars throughout the summer.

Lake Ganguise & Lac Saint Ferréol (15 min) for windsurfing, boat hire, pedaloes, sailing etc.

Mediterranean beaches 60 min which stretch from Montpellier down to the Spanish border. Wonderful sandy beaches with tasteful entertainments and beachfront restaurants and cafés. The 'Etang de L'Ayrolle' offers some of the best windsurfing in Europe.

Wine tasting everywhere, numerous private caves and roadside vendors. Beautiful vineyards (Corbieres, Minervois and Fitou) and impressive valleys and rivers. Visit the town of Limoux for its famous sparkling wine.

Don't miss the Canal du Midi for walking and cycling. Lake swimming and rafting just north of Carcassonne. Enjoy the natural springs at Ax-les-Thermes and treat yourself to an extravagant lunch across the Spanish border. Or venture to Barcelona (2hrs 30 mins) for a long weekend.
