Introduction

The Stables at Le Haut Metraud are set in beautiful rolling countryside surrounded by fields of sunflowers and vines. There are stunning views from the property, terraces and pool.

The accommodation is all on one level (small step to kitchen and master bedroom) with an open plan kitchen, dining and lounge area with exposed beams and stone walls.

3 bedrooms all with modern en-suite facilities.

Large outside space includes lawned gardens. Extensive outside areas for sitting and relaxing.

7.5 acres of private grounds all leading to open farmland.

Private 11 x 5 pool with built in steps which are perfect for lounging on whilst keeping cool.

Infant equipment, cot, high chair available.

Good amenities in nearby village, Montmoreau 6km. Supermarket, shops, bank, post office and restaurants.

Fresh water lake with beach and sailing dinghies for hire, Nautilas - waterside park 20km.

English owners live nearby in case of emergencies.

Welcome pack, linen and towels (including pool towels) provided.

Accommodation

The accommodation is mainly on one level with an open plan kitchen, dining and lounge area with exposed beams and stone walls. The fully fitted kitchen includes a cooker, microwave and dish washer, the utility room has a washing machine and additional fridge/freezer

The double bedroom has a king size 4 poster bed and an en-suite with WC, hand basin and large shower

Two twin rooms have en-suites with WC, hand basin and large showers

Exterior

Set at the end of a 170 metre drive, the Stables is secluded, safe and private

A shaded decked area leading from the lounge offers comfortable sofa and chairs which in turn leads to a large outside dining area for all those barbeques. These provide a perfect place to admire the sunsets and the views

A sun terrace with 6 sun beds is situated at the end of the pool and provides an ideal place to relax

The property is located in open countryside, 2 km from a small hamlet.

Good amenities in nearby village, Montmoreau 6km, Supermarket and shops / restaurants etc.
Local features are Auberterre on the Dronne where you can hire canoes and visit the eglise Monolythic.

Markets are at Riberac and Brantome. Lots to do in Angouleme. Cognac and Jarnåac are 40 – 50 km away with tours of the famous distilleries.

St Emilion is about 60 km but well worth a visit. Endless choice of excellent wine.
