Introduction

Beautiful and unique country property set in 5 hectares of rolling Gers countryside, south of the Dordogne and close to Toulouse.

The expansive chateau estate comprises three main properties, all around a large central courtyard. The surrounding private grounds are made up of lawned gardens, pool area and pool house, meadows and woodland.

Many traditional features have been left in the architect's total redevelopment and restoration project to produce a harmonious mix of old and new. High quality fixtures, fittings and furnishings throughout.

Designed for summer living, the southern-French garden has large dining terrace, lawns and a feature 17 x 6m pool with sun-terrace and wonderful, two-storey pool-side summer-house complete with summer kitchen, dining area, bathroom and games room with table tennis, TV / DVD, Wii games console and Playstation, table football.

Living accommodation surrounds the central courtyard in separate 'main house', 'barn / loft' and 'the cottage'; all independent, yet in close enough to feel part of the ensemble.

'Main house' has superb 'Mark Wilkinson' kitchen, laundry facilities, dining and living areas with UK satellite TV and WiFi internet. Three bedrooms and three bathrooms.

'Barn /loft' with huge, feature picture-window, living room and kitchen, double bedroom with ensuite bathroom.

'Cottage' with further kitchen and living room and two ensuite bathrooms.

All amenities in nearby Mauvezin (5 min drive); the town is located on a hill between the Gimone and Arratz rivers with a 14th century market hall. Monday is market day and the atmosphere is very buzzy with stalls offering fresh fruit and veg, flowers, cheese, fantastic fresh coffee to brew back at the house, local wines, Armagnac and even fashion items, crafts and jewellery. Mauvezin also plays host to the Summer Garlic festival which during the days exhibits sculpted garlic followed in the evening by dancing and the Miss Garlic competition! Throughout the summer there are day and evening events in the square from food tasting to antique fayre’s often with entertainment for the children including a fun fair, bouncy castle and disco.

All amenities, including restaurants, supermarkets and weekly markets in Mauvezin.

The Gers
The most westerly region of the ‘Midi-Pyrenees’, a vast and impressive mountain range, which can be seen from the top of the drive. The region is devoted to a agriculture, with rolling hills, shallow valleys and fields filled by turn with wheat, maize and sunflowers.
The landscape is dotted with small villages and traditional towns most with a central square ‘hale’ hosting market days and fetes. Most of the towns have all the amenities required, including a supermarket, pharmacy, bank, butcher, bars and restaurants. All are worth exploring and easily reached by car.

Mauvezin - 5 min

Gimont - 15 min
The approach to the town is via the beautiful flower adorned bridge over the Gimone River. The town is the only one in France where the main road runs directly through the middle of the impressive ‘halle’. Gimond is a little more cosmopolitan with boutiques, guano beauty salon and excellent patisserie in addition to banks, chemist, vet etc. There is also a large champion supermarket with petrol station. At the top of the town is a specialist foie gras shop. Market day is Tuesday.

Solmiac
Solmiac is approximately 15mins away and has a wonderful Lac with plenty to keep the children happy. There is a big slide, pools for children big and small; there is a mini golf course, a playground and plenty of picnic areas. A small cage offers cold drinks, sandwiches and very good chips! The town has a covered ‘halle’ that plays host to popular night fete’s during the summer with stalls selling local crafts, paella, wine, beer, a fair and dancing late into the night.

Cologne
East of Mauvezin it has a stunning bastide square and beautiful covered market which is why it has featured in many tourist board posters. There is a popular restaurant serving wonderful meat dishes renowned for its generous helpings.

L’Isle Jourdan
L’Isle Jourdan is reached by the N125 as you head out of the top of the town of Gimont. It has a large lake with pedal boats, swimming and picnic areas. There are many shops, large supermarket, several restaurants and bars. On Saturday morning there is a large market offering local produce, household items and traditional French baskets. There is a wonderful bed linen, table linen and quilt cover stall, previous purchases are to be found in the main bedrooms of the house. A marionette play and donkeys from a nearby sanctuary put in regular appearances. For golfers there is a 9 hole course with the back 9 off set. Fleurance situated on the Gers River, offers the same golfing facilities with a restaurant. It also has one of the main commercial centres in the Gers with many excellent shops for non golfers!

Aura
The stunning city straddles the River Gers. The old town is situated on a bluff overlooking the beautiful tree lined river with the cathedral Ste-Marie, built in Gothic style, with a classical facade standing majestically at the top. Branching out from the cathedral are cobbled lanes with fashionable boutiques, bars and restaurants. Place de la Republique buzzes during the lunchtimes and evenings with many outdoor eating areas. In the new town there are interiors, fashion, art shops alongside bars and coffee houses. On Thursday mornings the river is lined with lively market stalls and has a wonderful atmosphere, it is well worth a visit.

Toulouse
The airport is 45 mins from the house. Allow for traffic when returning to the airport for the flight home! Toulouse city centre is 50 mins away. It is a vibrant city both day and night. There is plenty of architecture to appreciate in addition to art galleries and museums. The Place de Capitol has several bars, coffee shops and restaurants from which you can sit and watch as the world goes by. Toulouse is a fashion conscious city with boutiques and high street names to be found down every avenue. You can make your way round on foot, bicycles available for hire, as part of a guided tour or even by boat.
