Introduction

A new villa on the outskirts of the old Roman Town of Pézenas in a private, gated domaine with communal swimming pool for the use of the residents only.

The villa has been built in true Provence style and the accommodation is all on one floor with tiling throughout. Open plan living / dining room leading to fully fitted kitchen with electric oven, ceramic hob, dishwasher and fridge freezer. Doors from the living dining room & kitchen lead to the Mediterranean garden and paved terrace.

The villa faces south and is within walking distance of the town centre where a host of bars and restaurants and supermarkets will be found, together with many artisans shops during high season.

If you love history, wine and sun this is the area for you.

Easily accessible for all major sites, including Carcassonne, Pont du Gard etc.

The Coteau de Molière is on the outskirts of the lovely old Roman town of Pézenas. Pézenas is also called ' The Versailles of the Languedoc ' with wonderful buildings to be found in the town. It is situated midway between the sea and the mountains and is an ideal base to explore this wonderful area full of history and wall to wall vineyards. The area is still very unspoilt and unsophisticated.

Easily accessible by air, road and train. The villa is only 15 minutes from the beach.

Living / Dining room - large open plan room with 1 wicker sofa, sofa bed, chairs, UK satellite TV, Hi-Fi, dining table (seats 8) and double patio doors to garden and terrace

Bedroom 1- off sitting room, double bed, built in wardrobe. Ensuite shower with shower cubicle and hand basin

Local Information

The Villa is ideally situated close to golf courses and has been popular this year out of season. Great for visiting many areas including Carcassonne and Pont du Gard.

The many wonderful local vineyards are a must for the dedicated wine drinker. The choice is almost too much to choose from. Most of the vineyards you can buy direct from. The local Picpoul is only found in the Herault and some of the best domaines will be found in the area. Some of the local Fougeres can be bought in the box for Euros 18 for 10 litres.

The magnificent Lac du Salagou provides bathing, windsurfing, fishing and excellent hilly walks approximately 25 minutes away to the north.

The Mediterranean beaches are close by, ranging from a 7 mile long stretch of sand at Marseillan Plage to lively, cosmopolitan resorts like Cap d'Agde and Valras-Plage.

Béziers is approximately 20 minutes drive away, a city with a turbulent past but now one of the jewels of the Midi. Apart from the extraordinary turreted Cathedral there are numerous sites to visit, art galleries, cinemas, a theatre, and of course dozens of restaurants and bars.

In August there is the week long 'Feria' when the whole of Béziers takes to the streets to celebrate.

There is a market and flower market every Friday and a monthly antiques market.
