The property is built around a large, Mediterranean courtyard with sun-terrace, dining terrace, palm trees and swimming pool 8.5 x 5m. All rooms on the ground floor open to the courtyard and there is a summer kitchen with a further dining area. Fully air-conditioned.

The property is located in the village of Nissan-lez-Enserune (population 3,000).

The village is located between in the heart of the Languedoc vineyards between Béziers and Narbonne, 15 min from the Mediterranean coast and its wonderful beaches.

A 1 min walk from the house to the centre of the village with 3 restaurants (including excellent pizzeria), cafés and bars, 2 banks with cash machine facilities, grocery store, local wine outlet, bakery, post-office, newsagent, pharmacy and two estate agents.

Traditional street market on Tuesday, Thursday and Saturday mornings. Large supermarket 2 min walk (open Mon - Sat 8.30-12.30 and 15.30-19.30, Sunday 8.30-12.30).

Just outside the village lies the "Oppidum d'Enserune", a superb and spectacular Roman site.

Glorious Mediterranean beaches are only 15 min away. Choose from quiet beaches at Vendres or the bustling resorts at St Pierre, Narbonne or Valras Plage; here you'll find endless beachside cafés and bars and restaurants and all manner of water sports and entertainments for all ages. Summer beach markets and nightlife for all ages. Children are particularly welcome at all bars and restaurants.

The nearby, beautiful Canal du Midi is a great respite from the busy beaches. Made famous recently by Rick Stein's BBC TV series, the canal offers miles of flat, tree-lined, shady footpaths with many waterside bars and restaurants.

Many opportunities for wine-tasting. Hyper-markets in Béziers and Narbonne. Historical Cathar trail all around.

Carcassonne (45 min) with its stunning fortified city and numerous attractions including many café bars and restaurants and summer spectaculars.

Beautiful coastal villages to explore all the way down to the Spanish border (55 min).
