The property is located on the edge of the village of St Geniès de Fontédit in a residential area of primarily wine-producing properties.

St Geniès (population 1,083) is located deep in the Languedoc vineyards, surrounded by beautiful countryside, 15 minutes north of Béziers, 30 minutes from the Mediterranean coast and equidistant between Montpellier and Carcassonne airports (60 minutes).

1 min walk from the property to the centre of the village. The village has thriving café / bar, butchers, small general store, post office and wine outlet, 'Le Clocher Vert'.

Two minutes (drive) away is the delightful, hilltop village of Magalas with four restaurants, wine bar, café bar, supermarket, newsagent, two bakeries, bank and chemist.

Less than a 5 minute drive brings you to the superb Château Grézan, owned by the famous Lanson family of Champagne notoriety. Here you'll find a wonderful restaurant and an outstanding wine-producing cave.

Mediterranean beaches, 30 minutes away. Huge choice of lively or quite beaches, all super child-friendly. Full range of water sports, waterside cafés and restaurants.

The National Park lies 15 minutes north of St Geniès with fantastic walking, stunning scenery and endless opportunities for wonderful freshwater lake and river swimming - an ideal alternative to the busy beaches.

Visit the canal du Midi with its tree lined banks. Great for cycling or walking.

Wine tasting on every corner - this is the biggest wine-producing region in the world.

Don't miss the fortified city of Carcassonne or the Pont du Gard. The Spanish border lies just 90 minutes away.
