Introduction

This charming, traditional Languedoc home is set in the heart of the lovely, hilltop village of Magalas.

A 1 minute walk to the village centre with three restaurants (including superb 'Bontemps' restaurant), two café bars, two bakeries, newsagent and grocery store. Large supermarket, pizzeria and regional wine seller on the outskirts of the village.

All around are vineyards, Mediterranean beaches 30 min.

The house itself has been fully renovated to offer 4 bedrooms, each with their own ensuite bathroom. Many original features throughout including colourful floor tiles and beamed ceilings.

Lovely exterior with far-reaching views over the vineyards and countryside. Pool with Jacuzzi and sun terrace. Superb summer kitchen with integrated dishwasher, hob, sink and work surfaces. Large dining table overlooking the pool. Many Mediterranean plants and flowers including citrus and olive trees.

Map & local information

The property is located in the heart of the medieval hilltop village of Magalas which lies 10 mins north of Béziers; 30 mins from the Mediterranean coast and surrounded by beautiful vineyards as far as the eye can see.

The village (1 min walk) has two café bars, three restaurants (including superb 'Bontemps' restaurant) post office, two bakeries, pharmacy, newsagent, bank with UK cash dispenser, newsagent, grocery store.

Outskirts of village: large supermarket, local wine outlet, pizzeria and petrol station.

The famous Château de Grézan (5km) is owned by the famous Lanson family from Champagne and features a wonderful restaurant and self-produced Faugères wine. Not surprisingly, there are vineyards surrounding all the small villages in the area, making quite an amazing spectacle.

Mediterranean beaches are only 30 minutes away with many pavement cafés and restaurants. Large amusement and water parks for the children at Vias and Cap d'Agde. Golf courses at Lamalou and Béziers, both only 20 minutes away.

Great water sports and freshwater swimming at Lake Salagou (40 mins), ideal for a day out, together with a visit to the spectacular Gorges d'Héric. Superb walking and trekking in the Montagnes Noires and throughout the beautiful Languedoc Regional park.

Great shopping and restaurants in both Béziers and Montpellier.

The Spanish border is only 1 1/2 hours away, Barcelona a further 60 minute drive.

Carcassonne with its imposing fortified city and further vineyards of the famous, Corbières, Minervois and Fitou wine.

Delightful harbour's at Agde and Sète. Famous 'seafood' restaurants at Bouzigues and Mèze. Further lovely beaches at Marseillan.

Provence within easy reach for a day out. Stop off at the Pont du Gard before seeing Avignon, Arles, Nimes and the Camargue.

Fly into any one of the following airports, all within 90 minutes of the house: Montpellier (only 40 mins), Carcassonne, Perpignan, Nimes.
