Introduction

This is superbly characterful house; situated on the edge of a lovely old medieval village, yet with a fantastic, huge garden of Mediterranean trees and plants. Private pool and dining terrace.

A two minute walk brings you into the centre of the village with two bakeries, café bar, grocery store, newsagent and pharmacy. A 15 min walk through beautiful vineyards leads you to the famous and picturesque, 'Château de Grézan' a large wine producing domaine and restaurant owned by the (Champagne) Lanson family. Another restaurant, 'Abbaye Sylva Plana' in the village serves lunch Monday to Friday.

Further restaurants, café bars and supermarket in the neighbouring village, 5 min away.

All around are endless vineyards; the village is a famous wine-producer in the 'Faugères' appellation.

Mediterranean beaches are only 30 min away.

The house itself dates back to the 19th century and is a former wine-producing property and was beautifully restored to a very high standard. The house offers spacious accommodation with a mix of modern and original features; a fully fitted and equipped kitchen, UK satellite TV, 4 bedrooms with 3 bathrooms (two ensuite). Private parking and table tennis.

The property is located in a quiet, residential area in the village of Laurens. Laurens is situated midway between Montpellier and St Chinian, 30 min from the Mediterranean coast and 20 min from Béziers.

Laurens village (2 min walk) with two bakeries, grocery store, café bar, butcher, chemist, and newsagent and restaurant (lunch Mon to Fri). Large wine outlet. Famous restaurant and wine producing domaine, 'Château Grézan' (1.5 km). Further excellent restaurants (inc pizzeria), bars and supermarket in Magalas, 5 min.

Faugères windmills with spectacular views (10 mins).

Mediterranean beaches (30 mins) Golf at Beziers and Lamalou-les-Bains (20 mins). River swimming and kayaking in Reals (20 mins). Excellent walking, trekking, spectacular scenery in the Languedoc National park (25 mins).

Beziers (20 mins) for hypermarkets, further restaurants and bars, shopping, markets.

Pézenas (20 mins), a beautiful town with period architecture, artisan shops, winding streets, wonderful Saturday market. Concerts and summer festivals.

Olargues village 'one of the most beautiful villages in France' (30 mins). Lovely drive with fantastic scenery.

Cap d'Agde (45 mins) for nightclubs, harbour side restaurants, further beaches, water sports, boat trips, golf and big waterpark.

Pont du Gard (1hr 30 mins).

Spain! (1 hr 30 mins), Barcelona 2 hrs 30 mins.
