Set on the side of a hill with lovely views, this large, two storey villa offers spacious accommodation and an outstanding pool area.

The property is located just 5 min (walk) from the centre of the picturesque village of Magalas. Surrounded by vineyards, the village has three great restaurants, two café bars, a grocery store, newsagent and bank with cash dispenser.

The villa itself is extremely private with three bedrooms and two bathrooms. Two large living rooms, UK satellite TV and Wi-Fi internet.

Lovely exterior with mature Mediterranean gardens. Pool 10 x 4m with large sun terrace and lovely views. Pool-side summer kitchen, fully equipped with fridge freezer, oven and hob and dishwasher - opens out to vine-covered terrace next to the pool with large dining table and chairs and BBQ.

So much to see and do in the local area; lovely medieval villages all around, wine-tasting on every corner, lively and chic beach resort with all manner of amusement and water parks at Cap d'Agde (30 mins). Glorious, child-friendly Mediterranean beaches 30 mins.

The property is situated in a residential area on the edge of the medieval hilltop village of Magalas which lies 10 mins north of Béziers; 30 mins from the Mediterranean coast and surrounded by beautiful vineyards as far as the eye can see.

The village (5 min walk) has two café bars, three restaurants, post office, two bakeries, pharmacy, newsagent, bank with cash dispenser, newsagent, grocery store.

Outskirts of village, (2 min drive); large supermarket, local wine outlet, pizzeria and petrol station.

The famous Château de Grézan (5km) is owned by the famous Lanson family from Champagne and features a wonderful restaurant and self-produced Faugères wine. Not surprisingly, there are vineyards surrounding all the small villages in the area, making quite an amazing spectacle.

Mediterranean beaches are only 30 minutes away with many pavement cafés and restaurants.

Large amusement and water parks for the children at Vias and Cap d'Agde. Golf courses at Lamalou and Béziers, both only 20 mins away.

Great water sports and freshwater swimming at Lake Salagou (40 mins), ideal for a day out, together with a visit to the spectacular Gorges d'Héric. Superb walking and trekking in the Montagnes Noires and throughout the beautiful Languedoc Regional park. Canoeing and river swimming on the River Orb at Reals (15 mins), a great alternative the beaches.

Don't miss the spectacular perched village of Roquebrun close to St Chinian.

Great shopping and restaurants in both Béziers and Montpellier.

The Spanish border is only 1 1/2 hours away, Barcelona a further 60 mins drive.

Carcassonne with its imposing fortified city and further vineyards of the famous, Corbières, Minervois and Fitou wine.

Delightful harbours at Agde and Sète. Famous 'seafood' restaurants at Bouzigues and Mèze.

Further lovely beaches at Marseillan.

Provence within easy reach for a day out. Stop off at the Pont du Gard before seeing Avignon, Arles, Nimes and the Camargue.

Fly into any one of the following airports, all within 90 mins of the house: Montpellier (only 40 mins), Carcassonne, Perpignan, Nimes.
