It's a one minute walk into the village for the local café bar, bread and groceries - more amenities including cafés, bars and restaurants are just 2 mins away in the neighbouring village of Quarante. There's also an excellent restaurant, the Auberge de la Croisade just 5 mins away on the edge of the lovely, tree-lined Canal du Midi.

Mediterranean beaches are only 40 mins away.

Back in the peace of the sleepy, traditional village, the house itself is set over three floors.

All bedrooms have ensuite facilities and three have air-conditioning. The living room has a superb terrace overlooking the pool and vineyards.

The property lies on the edge of the village of Cruzy, in its own vineyard of 3 acres. Cruzy is an untouched, traditional Languedoc village (population 833) dating back to the 10th century.

Situated in the heart of the vineyards, Cruzy lies west of Béziers, almost directly on the beautiful Canal du Midi and close to the Mediterranean coast (40 mins) and Carcassonne, Perpignan and Toulouse airports.

The village has a café bar, newsagent and bakery and grocery store. Further amenities can be found in neighbouring Quarante (2 mins away).

Superb restaurant, L'Auberge de la Croisade sits alongside the lovely Canal du Midi (5 mins).

Market in Cruzy square on Tuesday and Friday mornings. Fabulous village 'fete' during August.

Lovely walks along the nearby Canal du Midi - a superb waterway that links the Atlantic and Mediterranean coast. Beautifully shaded tow-paths ideal for walking or cycling with many cafés and bars dotted along the banks.
