The property lies in a quiet residential area located on the edge of the medieval village of St Geniès de Fontédit.

St Geniès (population 1,083) is located deep in the Languedoc vineyards, surrounded by beautiful countryside, 15 minutes north of Béziers, 30 minutes from the Mediterranean coast and equidistant between Montpellier and Carcassonne airports (60 minutes).

Less than 5 min walk from the property to the centre of the village.

St Geniès village is a major wine-producer with many local outlets and opportunities to taste and purchase. Lively café bar in the square, the village hosts many summer fetes and cultural events, all very welcoming for families of all ages.

The village has thriving café / bar, butchers, small general store, post office and wine outlet, 'Le Clocher Vert'. Two minutes (drive) away is the delightful, hilltop village of Magalas with four restaurants, wine bar, café bar, supermarket, newsagent, two bakeries, bank and chemist.

Less than a 5 minute drive brings you to the superb Château Grézan, owned by the famous Lanson family of Champagne notoriety. Here you'll find a wonderful restaurant and an outstanding wine-producing cave.

Neighbouring village of Magalas (2 min) has all amenities including 4 restaurants, all shops, bank with (UK) cash dispenser, lively bar, newsagent, chemist and large supermarket.

Fantastic choice of Mediterranean beaches just 30 min away. Huge choice of lively or quiet beaches, all super child-friendly. Full range of water sports, waterside cafés and restaurants. Further attractions are the nearby Canal du Midi (made famous by TV chef, Rick Stein) and the fortified city of Carcassonne.

The ever popular town of Pézenas is just 20 mins away. With its famous, sprawling, traditional Saturday street market, colourful and historic architecture and winding back streets with restaurants and cafés, the town is well worth a visit or two.

The National Park lies 15 minutes north of St Geniès with fantastic walking, stunning scenery and endless opportunities for wonderful freshwater lake and river swimming - an ideal alternative to the busy beaches.

Visit the canal du Midi with its tree lined banks. Great for cycling or walking.

Wine tasting on every corner - this is the biggest wine-producing region in the world.

Don't miss the fortified city of Carcassonne or the Pont du Gard. The Spanish border lies just 90 minutes away.
