Lovely, restored 14th century farmhouse situated in 6 hectares of private grounds with extensive lawn and beautiful, uninterrupted countryside views.

Spacious living accommodation (350m²) over two floors with beamed ceilings and all modern conveniences. Ground floor with large living room with UK satellite TV and Wi-Fi internet, dining room and fully fitted kitchen with "Paul Bouse" double oven gas/electric range & hobs, including a childproof, computerised none-residual heat hob, microwave, dishwasher, washing machine and dryer.

One double bedroom and 3 further bedrooms on the first floor.

There are both covered and uncovered terraces with an outside eating area and BBQ. Large lawns surround the house.

Private pool 12 x 6m. Depth 1 - 3m with roman steps. Sun terrace with loungers.

Bakery in local hamlet of Montaut, 2km.

All amenities including supermarket, shops, café bars and restaurants in Castillionnès, Villereal and Monflanquin.

Many open markets in the villages all around (Villeréal on saturday, Castillonnes on tuesday, Issigeac on sunday, Monflanquin and Monpazier on thursday)

Great swimming in the nearby lake in Lougratte. This lake has a small beach, pedalos, canoes etc and is very popular, with plenty of other children to keep everyone occupied.. You can picnic on the grass or under the trees.

Other local towns include the beautiful medieval town of Issigeac, the Bastide towns of Eymet, Miramont-en-Guyenne, and the pretty town of Lauzun all with good restaurants and weekly farmers markets.

Bergerac is some 35 kilometers north, and Villeneuve-Sur-Lot 25 kilometers to the south. Both these larger towns have good shopping facilities, superb restaurants and weekly street markets.

There are many places of historical interest well worth a visit. The local Bastide towns of Eymet, Monflanquin, Villereal and the beautiful villages of Monpazier, Issigiac (with its medieval houses and bishop’s palace), Pujols and Penne d’Agenais with its windy streets and church at the summit of the hill are all within easy drive.

These Bastide towns, so characteristic of the area were constructed as new towns in the 13th and 14th centuries, by both the English and the French when much of the area was English before and during the 100 years war.

The Dordogne River is very good for fishing, canoeing and other activities. There are also many local facilities for riding, golf, tennis and walking.

There are many interesting places to visit. The renowned prehistoric sites in the eastern Dordogne, cave paintings at Lascaux, especially, roc St Christophe and various old cave dwellings, and many other minor caves with wall paintings, etc. There are also the very pretty towns of Sarlat, Domme set on top of a hill, Roque Gageac on a cliff beside the river.
