Introduction

The Manoir comprises three, fully renovated buildings set around a central courtyard garden; the main house is the original dwelling with impressive stone staircase, oak floorboards, beamed ceilings and large bedrooms.
Ground floor accommodation comprises living room with TV and UK satellite channels, Wi-Fi internet, dining room, kitchen with original stone archway and all appliances. Family bathroom.
Four 2nd floor bedrooms with two further bathrooms.

Just steps across the courtyard is the Coach House with fantastic, large living room with quarter-size snooker table and bar football. Fully equipped kitchen and family bathroom. Three bedrooms, two ensuite.

Next door is the 'Cinema House' featuring a wonderful wide-screen cinema with galleried seating area in an air-conditioned, vaulted room. Large, high-ceilinged living room with extensive views over the fields. Two bedrooms with ensuite bathrooms.

Outside, there are two entrances to the property. Rear entrance directly into the courtyard or impressive, front drive, several hundred meters long.

The property is situated in open countryside near Montaigu-de-Quercy, between Cahors and Agen.

All amenities in Montaigu (5 min drive).

Roquecor (2 min drive) has a café bar / restaurant, grocery store and Sunday market.

Major supermarkets and all shops in Villeneuve, Fumel and Agen (20 - 30 min).

The pretty villages of Lauzerte, Tournon d'Agenais and Puy L'Eveque are close by, all offering lovely cafes and restaurants for those hot summer evenings. Moissac, which featured in Rick Stein's French Odyssey, has roman cloisters, a beautiful Abbey and the 'Pont de Napoleon' restaurant.

Ancient bastide village of Penne d'Agenais (15 min). The old village is a warren of little streets and lovely old stone houses that wind up the hill to the basilica and lovely views across the countryside. Just on the market square is a general grocery store and there are various artisan workshops and several reasonably priced restaurants.
