Introduction

Mediterranean style villa set in 2.5 acres of land with pretty landscaped gardens, separate pool area and a small fruit orchard.

The villa is fully equipped for family living and provides modern and spacious accommodation for 8 people.

Main living areas all open on to the sun terrace which runs across the front of the villa - providing an ideal spot for outdoor dining and entertaining.

Woodland area behind the house provides welcome shade during the heat of the day and quiet spots for one to sit and admire the beautiful views of the vineyards and the snow-capped tips of the distant Pyrénées.

Large private pool (10m x 5m) and summer kitchen are situated on their own landscaped terrace area below the villa.

The villa is secluded and has electric security gates and extensive outdoor lighting making it safe and secure for all guests.

The village of Verzeille is a short walk away where the daily bread and wine can be bought and several restaurants can be found in nearby villages.

NOTE; Pool heating available on request for € 70 per week (payable locally). Maximum heating temperature will be 26°C. Not available in July and August.

Rental Rates

• Prices are for the rental of the entire property, payable in Euros.
• 25% deposit due at the time of booking. 75% balance and refundable security bond due 8 weeks prior to arrival.
• Bookings run from 4:00pm on your day of arrival to 10:00am on your day of departure.
• No smoking in the property.
• Bookings include electricity, water, linen and all towels.
• 1 cot and 1 high chair available. Please request when booking.
• For bookings of 2 weeks or more a mid-stay clean of the kitchen and bathrooms is included.
• Please note that all rubbish must be removed from the property before departure and any excessive cleaning will be charged for.
• No Wi-Fi available at the property. Good 4G coverage.

Tourist Tax
Where applicable, Pure France is required to collect and remit local government tourism taxes on behalf of our property owners. These taxes are calculated and collected from guests at the time of booking. Pure France then remits collected taxes to the applicable tax authority on the property owners' behalf.

Location

The villa is situated 15 minutes South of Carcassonne on the edge of a small typically French village - Verzeille.

On the door step is the major wine growing area of Limoux, home to 'Blanquette' with the Minervois and Corbières wine areas nearby.

Other interesting local towns are those of Mirepoix and Fanjeaux, steeped in medieval history.

The famous walled Cité de Carcassonne - a world heritage site - and the Canal du Midi are only a short drive and not to be missed - truly an historic and spectacular place with an abundance of excellent restaurants and entertainment.

The area is also a Mecca for cyclists with many on and off road trails and routes. Limoux and Caracassonne having hosted stages of the Tour de France in recent years.

Within an hour's drive are the larger towns of Toulouse (to the West) and Narbonne (to the East) plus the golden beaches of the Mediterranean.

A 40 minute drive takes you up into the foothills of the picturesque Pyrénées where a number of white water rafting companies operate. Many of these go from the are around Alets-les-Bains. A range of water based activities are on offer and the travelling down river though the gorges is a fun way to experience the region.

For golf lovers the wonderful 18-hole Carcassonne Golf course is only a 10 minutes drive up the road with other courses available towards Toulouse and Narbonne.
