Introduction

A superb restoration project completed to an exceptionally high standard.

The property forms part of an ancient priory, standing in open countryside and has been renovated in a very contemporary fashion, yet sympathetically with the original building materials of the construction.

The original and stylish interior design offers a very welcoming and spacious interior with high ceilings and beams and exposed stone walls. Accommodation is one main floor with one first-floor bedroom.

The main living area comprises open-plan dining area, kitchen and living space. Doors lead out to a large walled courtyard and on the opposite side, open to the garden, pool area and wonderful exterior 'summer' living room.

Three ensuite bedrooms and large children's room with 4 single beds.

Private grounds of 3.5 hectares and includes a very large lawned garden.

Superb 'summer' living room with table and chairs and couches overlooking the private, heated pool 12m x 4m with full-width steps and sun loungers and poolside shower.

Private, off-road parking.

The charming French owners (fluent English-speaking) live immediately next door; full or part catering and babysitting services available upon request.

All amenities in Duras, 3 km. Further shops, restaurants, café bars, supermarkets in Marmande.

Duras itself is a charming medieval town with an impressive château perched high on the edge of the town from where there are magnificent views across the valleys. There is a good selection of restaurants, bars, cafés and shops in the town including a chemist, several boulangeries, a butchers and a newsagents. Every Monday morning there is an excellent market full of local produce plus an amazing night market once a week during the summer months. There is also a Carrefour supermarket on the outskirts of Duras with a great selection of fresh food and wine and just about anything else you could possibly need.

Further night markets in Levignac (Friday) and Monségur (Wednesday).

Only 35 minutes to the famous wine-producing (and stunningly beautiful) village of Saint-Émilion.

Also, 10 minutes to the wine regions of Entre Deux Mers and Bergerac.

Pool is open from April 25th to October 31st 2020. Pool heating is included from 23rd May to 26th September 2020.

Out of season Pool heating cost € 150 per week.

Where applicable, Pure France is required to collect and remit local government tourism taxes on behalf of our property owners. These taxes are calculated and collected from guests at the time of booking. Pure France then remits collected taxes to the applicable tax authority on the property owners' behalf.
For this property tourist taxes are due between 01 January and 31 December and will not exceed € 0.70 per adult per night.


Location

The property is located in open countryside 3 km from the lovely village of Duras.

Duras is situated between Bergerac (40 minutes) and Marmande (the A62 motorway 20 minutes) and 70 minutes from Bordeaux.

All amenities in Duras. Further shops, restaurants, café bars, supermarkets in Marmande.

Duras itself is a charming medieval town with an impressive château perched high on the edge of the town from where there are magnificent views across the valleys. There is a good selection of restaurants, bars, cafés and shops in the town including a chemist, several boulangeries, a butchers and a newsagents. Every Monday morning there is an excellent market full of local produce plus an amazing night market once a week during the summer months. There is also a Carrefour supermarket on the outskirts of Duras with a great selection of fresh food and wine and just about anything else you could possibly need.

Only 35 minutes to the famous wine-producing (and stunningly beautiful) village of Saint-Émilion.

Also, 10 minutes to the wine regions of Entre Deux Mers and Bergerac.

Ideal base for visits to the Dordogne valley with its world famous pre-historic cave paintings, caverns and pre-historic cliff dwellings as well as the romantic medieval châteaux of the Dordogne and the 'Bastide' towns (fortified market towns) which remain largely as they were 600 years ago.

The area surrounding Duras has almost 200 small, independent or cooperative vineyards (72 independent vignerons et 118 cooperated vineyards) over 1800 hectares of vines which welcome visitors most days for wine tasting and purchases. These wines form the appellation 'Côtes de Duras'. Red wines form 65% of the locally produced wines, they are made with le Merlot, le Cabernet Sauvignon, le Cabernet Franc et le Malbec grapes. The white wines are grapes; le Sauvignon, le Sémillon, le Muscadelle, l'Odenc, le Chenin, le Mauzac and l'Ugni Blanc. The area is particularly renowned for its organic wine which constitutes over 20% of the total production.

The river Dordogne is 20 minutes to the North where it is possible to hire canoes and kayaks to explore the river by the hour or for the day. The smaller river Dropt is just a few kilometres to the South of Duras where it is also possible to hire canoes and kayaks.

Along the Dropt you can enjoy visits to the medieval bastide towns of Monségur, Eymet, Villeréal, Castillonnes, Monpazier, Sauveterre and Miramont.

The Historic towns of Bergerac, Saint-Émilion and Bordeaux, are all less than an hour away and the Atlantic coast with Arcachon and Cap Ferret just an hour and a half.

The night markets are becoming more and more popular. You can always buy food but but it's a more nice opportunity to meet people and eat on huge common table.

The children’s bedroom is amazing. The pool is amazing. I will recommend the Tree top climbing place in Sainte Colombe. The pétanque pitch is amazing and so is the game. It is an extraordinary place and we recommend the house to everyone.

We have had a wonderful week at Maison Fontaine.
Frederic has been brilliant, warm welcome and always happy to help with any request. We enjoyed the night market and the tree-top experience 5 minutes away was a great way to get out of the sun and do something fun.

Back again to Maison Fontaine.
Little has changed since May 2017. Same warm welcome, wonderfully comfortable accommodation and a great ambiance. Merci Frederic and Fabienne.
The only difference was the weather which was superb.
For visitor / guests new to this area it is worth going out when daytime and evening market are on, fortunately in Duras, Eymet and Monsegur. Ask Frederic.

We weren’t quite prepared for the sprinklers this time that came on automatically at night and came as far as the white sofa ! Don't’ leave your clothes out and within range.
Frederic told us about good wine at Carrefour supermarket at Duras. Not expensive and excellent.
Worth picking his brains about, as he is knowledgeable. We were the « guinea pig » for a couple of ladies that came and prepared a delicious 2 course evening meal for us. Merci to Charlotte who speaks English and Laura who understands it a bit.

My wife and I know the area well as we brought our children here 6 times when they were younger. I’m now paraplegic but the house an particularly the bathroom are very comfortable. Hired a hoist for the pool which made my life so much easier getting in and out of the pool.
We all have plans to return here again which says it all.

We get to enjoy the local countryside through all the walks we did. The one starting at the end of the road was very convenient!
Duras has a few hidden spots that we enjoyed more than St Emilion or Bergerac. The chocolate shop were you can taste everything, the rose garden and the market being a few.
There was little reason to stay inside.
Next time we will do a day in Bordeaux but just weren’t feeling it once we get into the swing of laid back French living.

When the sun didn’t shine, it was a blessing as we love ourselves away from the villa to explore the area in search of entertainment for the kids (all under 5!). We were not disappointed: griffon farm park, the forest ropes adventure and val de gorse. Such a great area of France.
At the cilla, when the kids weren’t in the pool there was never a dull moment as this place is a kid paradise from the thoughtful toys, swing set, football posts, boules court and the kids room just all kept the excitement building over!

What a peaceful setting! Such a rustic elegance! I found it hard to leave in the evening to dine out in the town because the sunset the patio and was so inviting to watch as the sunset into the hills beyond the meadow.

I also appreciated the special touch of flowers in each bedroom and the dinning table.

The attention to design details is superb, from the soft furnishings to the flower arrangements and beautifully selected art and furniture.
The light and space in the living room has been a joy every morning and we have spent many happy hours around the table enjoying the wonderful local wine each evening. The kitchen is well equipped and we found it easy to prepare meals for nine of us.
The children have had fun in the pool, playing games and visiting horses at the bottom of the field. We loved the outdoor seating area which has provided a grown-up space where we can watch the children in the pad.

We’ve had a perfect stay in this beautiful house. Such a warm welcome with flowers in each room, a welcome package and everything so nicely decorated.
We’ve enjoyed the pool, when the sun appeared and went to St Emilion (and surrounding areas) and to Bergerac. Especially St Emilion is a nice (although very touristic) village.
Of course we climbed the tower of the Duras Castle and shopped at the bakery and the Carrefour Contact supermarket in Duras.

Really enjoyed our 2 week stay in this beautiful gite, so full of character, history and stunningly restored and furnished with every comfort of home.
We had a great time in the pool, playing badminton, table tennis and relishing the space and wildflowers and butterflies in the uncut grassy areas.
In the area we loved visiting the night market at Monsegur and various day markets Eymet, Duras ect. It was great to enjoy the beautiful fresh tomatoes and bread we bought at St Foy La Grande in a picnic there on the banks of the Dordogne.
The bicycles we hired have provided hours of fun and exercice visiting the local villages and beauty spots and the provider too was most helpful.
We are sad to leave Mounicat but hope to return very soon.

The welcome basket was very much appreciated. The house is glorious, a 'home from home', we have felt so happy here for our month long stay. Our children and grand-children joined us mid trip and very much enjoyed all the fun by the pool and in the garden. The surrounding countryside is beautiful and we visited many lovely restaurants (too many to mention). However la Cour d’Eymet was outstanding. Duras, Monsegur, Eymet, all lovely and if you fancy Brantome is magical (but 2 hours drive). We have not wanted for anything during our stay. Frederic has been incredibly helpful with local information, restaurants, food. Again, all we can say is that it has been a blissful and relaxing month. Frederic, thank you so much for all your help, you have made our stay a delight. Your house will always be a truly lasting and lovely memory.

We have had a real wonderful stay here in this beautiful house. Frederic and Fabienne have been really helpful and really helping us finding gorgeous restaurants and deciding were we should explore in the local area (we recommend St Emilion) The house is amazing and had everything we could wish for. Our 3 children had a great time in the pool or playing football, tennis table or cricket in the garden.

It was such a pleasant stay in this beautiful and immaculate châteaux. Frederic and his wife were such great host and their hospitality is beyond words. This is such a beautiful area to stay and relax in. We loved the town and castle. Driving to Bordeaux and surrounding areas was worth seeing it. If ever in Atlanta please drop by and visit.

Bordeaux is a very nice city which I recommend for a day trip. The owner was very helpful - giving us information about the right places to eat and to visit. We really enjoyed staying at Mounicat. There were some really nice thoughtful touches... The house has been beautifully furnished with spectacular bathrooms. The kitchen was very well equipped. Our two children loved the pool and also playing with the pile of toys that have been left in the house... we will be back!

We had an absolutely blissful time. The house was fabulous with every comfort you could wish for, with everything provided, and in such a wonderful setting. The village being only a few km away made everything really convenient and being able to watch the sunset each night whilst sitting at the table outside eating dinner was real food for the soul. Frederic couldn't have been more helpful and nothing was too much to ask. We all enjoyed the pool, especially the children and there was so much for them to do with all the toys and games provided. We will definitely be back!
