Introduction

This gorgeous family home, parts of which date from 1605, sits high on the sheltered side of a hill and commands stunning views over the beautiful Tarn countryside. Completely secluded and private, it is nevertheless within easy reach of all amenities, activities and cultural events. Toulouse is 45 minutes away.

Fully renovated to a high standard, the farmhouse maintains its old French feel. There are many original features throughout such as antique terracotta floors, massive wooden beams, an ancient sink and repointed stone walls. The original country fireplace used to be used to sit in to keep the owners warm!

The spacious and well-equipped kitchen is very welcoming. French windows lead out to a romantic grape and trumpet vine covered terrace with a massive stone table - seats 16. From here you can overlook the garden, pool and amazing views.

There are two substantial sitting rooms with plenty of seating – the winter one entered through the kitchen and the summer one leading through French windows to a wonderful terrace - a perfect place to enjoy a drink while taking in the panoramic views.

Off the winter room you will find a cosy well-equipped library with a baby football.

The accommodation provides 4 bedrooms - 2 attic bedrooms with reversible air conditioning and 2 first floor bedrooms with ensuite bathrooms and eco-ceiling fans.

To the outside there are ample grassy areas and mature trees. The pool is easily viewed from the house. Sanitised by UV light and filtered by recycled glass, it is 98% chemical free, eco-friendly and kind to the skin.

In addition there is an outdoor games room with table tennis adjacent to a further wisteria-covered terrace overlooking the pool.

The long, private drive with remote-controlled gates ensure peace, security and quiet in this stunning location.

3 km away in Viterbe is a highly acclaimed restaurant, golf course (with a good lunch restaurant too) and bakery. The nearest large town Lavaur is only a 10 minutes drive (12km) and offers any facility you might need, including a newly expanded hospital, many doctors, shops, banks, café bars and huge choice of restaurants.

The Tarn is the new Tuscany of France and offers lots to do for all ages. It is defined by its plethora of small picturesque villages that echo “La France Profonde” and is known as the land of milk and honey. At the same time, it has embraced modern technology, thus ensuring a good marriage between the new and the old.

THE HOUSE IS FOR 6 ADULTS OR 2 FAMILIES CONSISTING OF TWO COUPLES AND MAXIMUM 6 DEPENDANT CHILDREN UNDER THE AGE OF 18.

Tourist Tax
Where applicable, Pure France is required to collect and remit local government tourism taxes on behalf of our property owners. These taxes are calculated and collected from guests at the time of booking. Pure France then remits collected taxes to the applicable tax authority on the property owners' behalf.


Location

The property is located in open countryside outside Saint-Paul-Cap-de-Joux 45 minutes South-East of Toulouse.

4 km to Viterbe with a lovely restaurant. Opposite the restaurant is a traditional bakery. There is also a beautiful golf course with pool and restaurant here.

Further amenities in Saint-Paul, 5 minutes with small supermarket and café bar and bakery.

Free tennis courts in Teyssode village (5 minutes).

Lovely walks along the (pedestrian only) Roman road that runs close by through the countryside.

10 minutes to Lavaur which benefits from two cathedrals, several supermarkets, a hospital, numerous restaurants and all modern day facilities including internet access. It has a wonderful Saturday morning market. Other lovely Saturday markets are in Revel and Castres.

Throughout the summer there are many festivals, free concerts and fairs in the whole region.

There is much to do on all levels. The area has many biking and walking trails, including a 30 km roman road near the house. There are many sports centres in the various mountains for canoeing, kayaking and so forth. Quad biking is also popular.

The property is situated 45 minutes South East of Toulouse.

Time from following airports:

Toulouse - 45 minutes.

Carcassonne - 70 minutes.

Nîmes - 120 minutes.

Girona in Spain - 3 hours.

The region has a rich Cathar history much in evidence everywhere. Its architecture is impressive, with many grand properties.

Toulouse nearby is a vibrant city of rose coloured brick and is known as the Paris of the South. It has a vibrant nightlife and many shops, fine restaurants and museums.

There are many more interesting cultural towns such as Castres, Albi, Carcassonne and Cordes to name a few.

We really really loved our stay at The Hilltop Farmhouse. It couldn't have been more perfect. The view from the farmhouse was the best and most beautiful view in the Tarn. The house was much more lovely than the fotos. It was spotless and so well stocked. The owner's taste was fantastic and she had thought of everything. The pool and outside area were gorgeous and the stone table outside was perfect for all our dinners. There was so much to see, too, in the surrounding areas It really was better than perfect and we hope to return.

Your home is wonderful. All the rooms in the house are beautiful, and the setting is spectacular. Our favorite activity was hanging out on one of the several terraces with a glass of local wine listening to the wind in the trees, the birds, and occasionally, the cows and the rooster down the hill. Also, being able to pick ripe figs and apples for breakfast was an unexpected bonus. We also enjoyed a fantastic meal at Les Marrioners – not only was the food great, but the people running the restaurant were so very nice. We have just returned from our 2 brilliant weeks and wanted to send some feedback for the guestbook. The house and garden are truly beautiful with all the facilities we could possibly need. We were so relaxed that our 2 weeks felt like much longer. My parents joined us for a couple of days and they fell in love with the place too. To step out of the heat of the day into the fabulous swimming pool was terrific, but my favourite time was sitting around the big granite table outside with a bottle of wine in the warm night air looking up at the stars and listening to the tree frogs and crickets chirping. Michel the pool man is a true Frenchman - really charming and interesting to talk to. Marie Jo and Adel the housekeepers are lovely people who invited us for that great French tradition of an aperitif at their house, we had a lot of fun and it gave us a chance to really work on our French and they tested out their English on us. It really gave us a true taste of French life. We would definitely love to return to the property, it was the perfect house in the perfect location and made a truly memorable holiday.
Thank you for everything we had brilliant service from your company and the house was everything and more that you said it would be.

We had an absolutely wonderful time in this beautiful home. Such a gorgeous house in a truly wonderful setting. One thing we particularly enjoyed doing was watering the many pots during the balmy evenings (glass of rose in hand as recommended) and it was a joy to see them flourish. The garden is stunning and provided many hours of adventure for my two girls aged 7 and 4. I could go on but there are too many wonderful things to fit into one short email and I know others have probably said them before. One thing I particularly appreciated was the collection of cookery books - my selection of holiday reading was almost left untouched in favour of Elizabeth David and regional French cookery!
