Where to Stay Near Cannes: Riviera Villas Worthy of the Red Carpet

Cannes has always understood the glamour of a little theatre. Long before the black cars and the ceremonial ascent of the Palais steps, this small fishing town had already begun rehearsing its role as a place of refuge. In the 1830s, Lord Brougham, waylaid on his way to Italy, found himself on this bend of the Riviera and did what generations of travellers have done since: he looked at the light, the sea, the olive trees, and decided not to leave quite yet. Cinema arrived later. After all, where else would the world’s most image-conscious art form choose to gather but here, where the blue dissolves into silver, palms cut the sky, and villas soak the light like sun-washed marble of the ancients?

This May, as the 79th Cannes Film Festival moves towards its closing weekend, the Croisette is performing its annual miracle of compression. For nearly two weeks, the world’s directors, actors, and critics have descended upon the glamorous streets beside the Mediterranean. This year’s Competition has brought new work from some of cinema’s most decorated names – Pedro Almodóvar, Asghar Farhadi, Hirokazu Kore-eda and Ryusuke Hamaguchi among them – with the Palme d’Or to be awarded on Saturday, 23 May.

Beyond the festival, Cannes opens elegantly onto the wider Côte d’Azur with the villa-dotted hills of Mougins and Grasse, the sea-view roads of Théoule-sur-Mer, the old stones of Valbonne and Biot, and the long, glamorous pull of Saint-Tropez.

For travellers, Cannes poses a tempting question: where to stay nearby for the glamour, the coastline, the restaurants, and a private place to return to when the cameras have moved on?

Why stay near Cannes?

Staying near Cannes gives you the full Riviera experience. There is the obvious glamour: the beach clubs, the yacht harbours, the boutiques, the dinners where champagne arrives with authority. But just behind it lies a quieter Riviera with hill towns, stone villages and garden terraces.

That is the pleasure of a villa holiday near Cannes. The action can remain close without demanding the whole holiday. You might spend the morning by the pool, lunch in a village, a swim before dinner, and still reach the coast as evening begins to gild the water. The red carpet is there if you want it, but so is the terrace, the market, the garden, the cold bottle waiting in the fridge. Near Cannes: for red-carpet glamour with room to breathe

Cannes harbour

Best for: couples, first-timers, small families, and anyone hoping to catch a glimpse of the festival, Stay here for: Cannes proximity, privacy, beautiful villas and easy beach days

Mougins, Biot and Valbonne give you the Croisette within easy reach, while offering something Cannes cannot always spare in high season: space, gardens, privacy, the hush of cicadas.

You can drift into Cannes for lunch, beaches and boutiques, then retreat to a villa where the evening feels like a well-kept secret, with its terrace lights and alfresco dinners; the glamour softened by a little distance. Where to stay: Villa Rossini, Mougins

Holiday villa in Provence with private heated pool

 06105 - Villa Rossini

Set in a private gated residence, Villa Rossini has Mediterranean gardens, a summer kitchen, air conditioning and a private heated pool, with Cannes and the beaches just 20 minutes away. It is a strong choice for travellers who want the Cannes effect without surrendering the whole holiday to the Croisette.

Théoule-sur-Mer and the coast: for sea views and cinematic arrivals

Théoule-sur-Mer and the coast

 Sea views and cinematic arrivals

Best for: sea views, couples, coastal drives

Stay here for: poolside glamour, open views, quiet evenings

If Cannes is the flash of the camera, the coast west towards Théoule-sur-Mer is the shot. The Esterel rises in red, mineral folds behind the road; the sea turns almost indecently blue; villas sit above the water as if the whole coastline had been waiting for its final scene.

The Riviera feels more elemental here, with its heady mix of rock, pine, salt, and heat. It suits those who want Cannes within reach but prefer to wake somewhere quieter.

Where to stay: Villa Saint-Martin, Théoule-sur-Mer

 06134 - Villa Saint-Martin

With panoramic views over the Bay of Cannes, contemporary interiors and a private heated infinity pool, Villa Saint-Martin is the obvious red-carpet choice for this stretch of coast. It gives the holiday its own private frame, with the bay below, the sea beyond, the whole Riviera stretching softly at the edge of the view.

Grasse, Valbonne and the hill towns: for a slower, more fragrant Riviera

Grasse, Valbonne

 A slower, more fragrant Riviera

Best for: families, groups, food lovers, village life

Stay here for: markets, restaurants, shaded terraces and a softer Riviera pace

Behind Cannes, the roads climb into the Alpes-Maritimes, where the glamour is more liveable. Shutters are drawn against the heat, church bells ring at noon, peaches line market stalls, and the smell of fig leaves and sun-blushed stone scent the air.

Grasse, Valbonne, Opio and Châteauneuf-Grasse work beautifully for families and friends, group dinners and late-night swims, with villas big enough to absorb everyone’s days. The coast remains close, but the days have room to spread out.

Where to stay: Villa des Orangers, Valbonne

Holiday villa in Provence

 06154 - Villa des Orangers

An architect-designed Provençal villa with a private pool, air conditioning, and a five-minute walk to Valbonne’s historic centre, with Cannes and the beaches around 35 minutes away. It is especially good for those who want village life, restaurants and Riviera access.

Towards Saint-Tropez: for Riviera glamour with a wilder edge

Saint Tropez

 Saint Tropez, Provence

Best for: larger families, groups, Saint-Tropez day trips, summer stays

Stay here for: sea views, plenty of space, and long golden evenings

West of Cannes, the Côte d’Azur is a little more sunstruck. The mood shifts from film festival to beach club, from black cars to bare feet. The landscape, dotted with ports, vineyards and pine-backed beaches, begins to feel more relaxed, as if the Riviera has loosened its hand.

This direction is best for travellers who want a South of France holiday with a little onward movement, and a taste for the Riviera in its more casual moods. Stay here for sea-facing terraces, port evenings, a glass of cool rosé, and the kind of holiday where nobody is in a hurry to start the day too early.

Where to stay: Villa Santo Massimo, Sainte-Maxime

Holiday villa in Sainte-Maxime with private heated infinity pool

 83211 - Villa Santo Massimo

Set in an exclusive private residence, Villa Santo Massimo has sea views towards Saint-Tropez, a large garden, full air conditioning and a private heated infinity pool. It hits just the right note of Riviera theatre: glamorous, expansive, close enough to Saint-Tropez to feel part of its orbit.

When is the best time to stay near Cannes?

Best time to stay near Cannes

 Cannes, Provence

From January to April, the Riviera is quieter and more oblique. The sea is too cold for most people, the beach clubs are still rubbing their eyes, and the hill towns belong more to market baskets, church bells and shuttered lunches. It can be a lovely time to come if you want clear light, coastal walks, and quiet restaurants.

In May, Cannes fills with cinema, black cars and impossible shoes. The hills are green, the air is warm, and the Riviera seems to sit still for a moment before summer takes over.

June may be the most elegant compromise. The sea is warming, and the restaurants and beach clubs are fully awake. July and August are another creature altogether: hotter, louder, more expensive, but also gloriously committed to the heat. September lets the place exhale, with warm water, softer light and more relaxed evenings.

Where to stay near Cannes depending on your holiday style

Where to Stay Near Cannes for Couples

Stay near Cannes, Théoule-sur-Mer, Mougins or the hill villages behind Grasse. Look for sea views, a private pool, a terrace made for long breakfasts and restaurants within easy reach. The Riviera is at its most romantic when you can step in and out of the glamour at will.

Where to Stay Near Cannes for Families

Choose Valbonne, Biot, Grasse, Mougins or Sainte-Maxime. These bases give you space, pools, gardens and easy day trips without committing to the busiest parts of the coast. Cannes works nice as a day out but doesn’t have to become the daily routine.

Where to Stay Near Cannes for Groups

Look inland or west for larger villas with outdoor dining, multiple bedrooms, generous pool areas and room for everyone to disappear before dinner. The hills around Grasse and Valbonne work beautifully, as does the Sainte-Maxime and Saint-Tropez side of the coast.

Where to Stay Near Cannes for Festival Atmosphere

Stay as close to Cannes as possible: Mougins, Biot, Théoule-sur-Mer, Mandelieu-la-Napoule or Antibes. You will have the Croisette within reach, but still somewhere calmer to return to once the town full-volume performance.

Where to Stay for a Full South of France Holiday

Use Cannes as the beginning, then build a week around the coast and hills: Cannes for glamour, Grasse for perfume and old streets, Antibes for harbour life, Nice for colour and food, and Sainte-Maxime or Saint-Tropez for beach-club languor and evenings with a sea view.
