Set in open countryside, the property has an impressive private driveway through electric gates and features an original tower. Living accommodation on two floors; ground floor with fully equipped kitchen, dining room and living room with flat-screen TV with UK satellite channels and Wi-Fi internet access. Double bedroom and separate WC.

Further 6 bedrooms on the second floor, all with ensuite bathrooms.

Another master suite with living room in the adjoining tower.

Superb garden and pool area. There are lawns to the front and rear of the property with further grassland leading directly to open countryside.

Private, heated pool of 12m x 6m with sun terrace and loungers. Pool-side facilities include charming, shaded dining area with BBQ and adjoining bathroom and games room with pool table, table tennis and darts.

Boules court and badminton on the lawn.

Local village of Le Clavier is just 1 minute drive - with grocery shop with bread and pastries.

5 minutes to Casteljaloux with spa, supermarket, café bars and restaurants and all shops.

Marmande, 10 minutes has further shops, restaurants and hypermarkets.

Location

The property is situated in open countryside close to Le Clavier, Casteljaloux and Marmande, 1 hour 50 minutes from Toulouse and 1 hour from airports at Bordeaux and Bergerac.

Local village of Le Clavier is just 1 minute drive - with grocery shop with bread and pastries.

5 minutes to Casteljaloux with supermarket, café bars and restaurants and all shops.

Marmande, 10 minutes has further shops and restaurants and hypermarkets.

Lac de Clarens, (10 minutes) is a very large swimming lake with a sandy beach and lifeguards. Pedaloes for hire. Kids will love the adventure playground, extensive ropes course and volleyball courts. Quench your thirst and satisfy your hunger pangs and take in the stunning views at the restaurant on the lake. The lake is also perfect for fishing and the bordering tracks are ideal for walking, running and biking. The trails continue into The Les Landes Forest from here so the routes are endless.

Golf course.

Casteljaloux is also home to a famous Spa, whose healing waters have provided relaxation to many - ideal after a day on the golf course or road cycling and invaluable to those suffering from ailments such as arthritis. Also, Olympic-size pool and market on Saturday and Tuesday.

The town also has an outdoor swimming pool, tennis courts, horse riding centre.

Walking - there are many trails at the lake, in the forest, along the rivers and canal and around the very quiet country lanes.

Wine connoisseurs will be aware of the region's variety of vineyards and the wine tasting opportunities are endless.

We’ve just come back from a wonderful stay at Manoir Coutenson. The spacious and well maintained accommodation met the needs of our party of 15 perfectly, ranging from ages 1 to 85. The accommodation was even nicer than shown in the photos, as the sitting room had been refurbished. We particularly loved the on site activities (table tennis, pétanque, pool etc) and the sitting area by the pool! There were many thoughtful touches, including toys for younger children, board games and a well stocked kitchen. The site managers were on hand to help with any queries and advise on places to visit. The Manoir is well located close to Casteljaloux for supermarket, shops, market etc and there is lots to do in the surrounding area. We’d certainly love to stay here again!

We have recently returned from our stay in Manoir Coutenson. The house was even better than we anticipated, truly wonderful! Beautiful private gardens, the covered terrace and swimming pool were perfect and we spent many evenings barbecuing and relaxing outdoors. The house itself is extremely comfortable and well equipped, we were so impressed with the kitchen contents, the owners had thought of everything to make your stay as enjoyable as possible. There is plenty to do in the local area, we hired boats, bicycles, went horse riding and wine tasting at a number of the local vineyards. Saint-Émilion was only an hour away, a memorable place to visit and a very easy drive. We would not hesitate to recommend this property as a holiday home, it's location, facilities and level of comfort were outstanding!
